Tenant Improvement are improvements made to commercial properties. It involves changing the layout, finishing, features and overall use of the space to accommodate the intended use of the space. New tenants usually carry out tenant improvements to suit their own needs. Design – The tenant initiates the process by requesting the landlord for changes to the premises. Before proceeding, tenants are required engage a Contractor with a Commercial Liability insurance coverage of $5 million to cover damage of the property should problems arise. The landlord will provide layout drawings of the premises and the complex. The Designer prepares drawings in accordance with tenant’s requirements and the Building Code. The drawings are then submitted to the city for approval.

Approval – The city will review the drawings for compliance to the relevant code requirements including appropriate signages, fire safety and occupancy load associated with the business. Once the city is satisfied that all requirements are met, the city will approve the plan drawings to proceed for renovation work. The approval will include conditions to be met by Contractor to comply with city construction by-laws and appropriate building material debris disposal.

Construction – Upon receiving approval from the city, the Contractor will work closely with the tenant and building management on the landlord’s building renovation requirements in terms of signages, disposal and noise control to minimize disruption and inconvenience to adjoining tenants. Building management would either allocate bin(s) to disposal of construction debris or require the contractor to transport and dispose of the debris at the contractor’s own cost. Disposal of building material are disposed in accordance with provincial or federal recycling and disposal regulations.

Final Occupation Permit – After completion of the renovations, the contractor could request for city inspection for compliance to the approved plans. Upon receiving satisfactory completion, the city will provide final approval of the renovations before concluding the work.
